The Villa is set in Modica's countryside (province of Ragusa) 3 km far from the Town Center and enjoys the pleasant climate of Modica's plateau, airy and never soultry, in a landscape marked by the shady carob tree, the green olive and the local stone walls.

The Villa is few Kms from the seaside: the coast alternates broad beaches of golden sand to cliffs and natural oases (Vindicari and Irminio).
It is the southern-most coast in Italy with its special climate, mild and dry, which affords a bathing season from April to October in warm clean waters.

The place is linked by a clearway to Catania, to Fontanarossa airport and offers a wide range of one day excursions to Taormina, Etna Mount, Siracusa, Agrigento, Piazza Armerina.

Modica is set in the heart of the charming Iblean Baroque (Noto, Ragusa Ibla, Scicli), and its old Town Center is rich of Churches and noble mansions which bear witness to its glorious past as a County.

At a distance of 15 Kms, catamarans make daily trips from the Port of Pozzallo to the Isle of Malta (90 minutes' voyage).

The Villa estate consists of small independent lodges which open on to the old XIX's century Courtyard of the owners' mansion.

In the middle of a wide park with a garden in the Italian style is the swimming-pool surrounded by green areas and forest trees, a relaxing spot for the adults and a safe place for the children's games.

The lodges, of various measurements, were completely restored in 2001.

Finely furnished they have all facilities, including independent central heating (useful, however, just on a few winter days).

• The Yellow Lodge: wide bed-living room, the kitchen, one bathrooms, one wardrobe, three beds
• Grandmother's Lodge: two rooms, the kitchen, one bathroom, four beds

All the lodges have an exclusive patio/garden.
